The amount you owe depends on several factors:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The <strong>purchase price<\/strong> of the property<\/li>\n\n\n\n<li>Whether you&#8217;re a <strong>first-time buyer<\/strong>, a <strong>home mover<\/strong>, or an <strong>investor<\/strong><\/li>\n\n\n\n<li>Whether the property is <strong>residential or non-residential<\/strong><\/li>\n\n\n\n<li>If you already own a property anywhere else in the world<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The rules and thresholds can change at short notice, so it\u2019s important to get up-to-date advice before committing to a purchase.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Let\u2019s take a look at how this works in three typical cases, using the rates <strong>as of today\u2019s date (3rd August 2025)<\/strong> \u2014 but do <strong>note that these rates may change in the future<\/strong>, especially following government budgets or housing policy reforms.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Stamp Duty Example Scenarios<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">1. First-Time Buyer \u2013 \u00a3300,000 Property<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">If you&#8217;re buying your first home and the property price is <strong>\u00a3300,000<\/strong>, you\u2019ll pay <strong>no stamp duty<\/strong> because the first \u00a3425,000 is exempt for first-time buyers (as long as the property costs \u00a3625,000 or less).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u2705 Stamp Duty: \u00a30<\/strong><br>(You benefit from the first-time buyer relief.)<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">2. Home Mover \u2013 \u00a3300,000 Property<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re replacing your main residence, you won\u2019t qualify for any first-time buyer relief. Here&#8217;s the calculation based on the standard residential rates:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>0% on the first \u00a3250,000 = \u00a30<\/li>\n\n\n\n<li>5% on the next \u00a350,000 = \u00a32,500<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\ud83d\udcb7 Stamp Duty: \u00a32,500<\/strong><\/p>\n\n\n\n<h4 class=\"wp-block-heading\">3. Buy-to-Let Investor \u2013 \u00a3300,000 Property<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">If you&#8217;re purchasing an additional property (such as a rental investment), there\u2019s a <strong>3% surcharge<\/strong> on top of the standard rates:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>3% on the first \u00a3250,000 = \u00a37,500<\/li>\n\n\n\n<li>8% on the next \u00a350,000 = \u00a34,000<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\ud83d\udcb7 Stamp Duty: \u00a311,500<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Always Check Your Personal Circumstances<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">These examples are for illustration only and reflect current rates as of <strong>3rd August 2025<\/strong>.
